A genuine Thai lady will be lacking in confidence and reserved at first until she gets to know you. Give her time to do this.Her family and friends and may be her neighborhood community will almost certainly know she is meeting you and that creates excitement and interest. She will feel others are watching her and may even feel her morals and status will be judged. She will want to commit to you but in doing so will want to be sure you are going to engage to her on the other hand she may lose her status and esteem from family and friends. Be sensitive and understanding to that. Abandon behind your thoughts of two consenting adults having sex. That’s a breakdown of western values and not one shared in Thailand with unimpeachable ladies of families. Be gentle in your approach; smile a lot to make her feel at ease with you. She wants to be a Thai bride as much as you want a Thai wife but she will want to be sure you are reliable and truthful too

Remember you are in her land not yours. Thais are very proud of their country, cultures and language too. Recognize they speak Thai in Thailand not English. It will be you that does not speak Thai not her that does not speak English. Do not make her feel uncomfortable about what English she knows. Do try to communicate with her in Thai and make as much effort to do that as she is in trying to communicate with you. It may be great for her to learn it later but don’t let her think it is a big problem now. After all you might have only just met!!!!

Discovering the ‘thumbscrews’ of investors is crucial to getting them to take action. In over a decade of dealing with global investors there are several elements that I’ve discovered to be universal truths about the mind of the private investor (angel investor, accredited investor).

When talking to an investor for the first time, it’s more important to listen than to speak. It’s more important to ask questions than answer them. It’s more important to discover their needs and wants than to exclaim your own. Your first conversation with an investor should be all about piercing the armor and finding the trigger points that prompt a reaction that gets to the center of their ‘childlike’ state.

What I mean by this is, investors, just like anyone else, has insecurities that are rooted in their childhood and what they are outwardly today, is typically a polar opposite of what they are on the inside. For example, an arrogant, chest beater seems proud and obnoxious on the outside but the reality is that they are over compensating for an insecurity that is rooted in an individual or collection of childhood incidents.

Maybe they were made fun of as a child, maybe they’re father was verbally abusive, maybe their teachers would single them out in class opening them up to playground mockery. When talking to these individuals it’s important to listen to their voice and intonation when the conversation topic changes. Take notes on their psychological adjustments to the conversation. After you feel you have discovered the triggers that induce the ‘pleasurable’ responses, end the call, and set your second phone appointment with them.

On that second call, you want to have your conversation ready to go using the triggers you found in the first conversation. A condominium is an apartment building in Thailand is a multi unit building registered under the Thailand Condominium Act in which each unit is owned separately by the people living in it, but also containing shared everyday areas. Condos in Thailand are regulated in the Condominium Acts and registered with the Thailand Land Department. Each condominium unit has a condominium unit title deed. This report states the owner of the unit, the exact size, voting right in the condominium juristic person’s meeting and if there are any third party rights registered against the unit such as a lease or mortgage. The unit title agreement is an important document officially administrated at the local land office where the condominium is located.

Non-natives are under the Thailand condominium act allowed to own condominium apartment units (condos) freehold in Thailand. There is anyway one restriction which aims to limit foreign freehold ownership of condos in Thailand; not more than 49% of the absolute floor area of all units in a condominium structure combined can be foreign owned. In case of 100 equal units 49 can be foreign owned, the other 51 must be owned by Thai nationals.

The units in a condominium project surpassing the 49% alien freehold ownership allocation may be sold under a registered leasehold to immigrants. There is no restriction for foreigners renting or leasing real estate in Thailand. The agreement for hire, sublease or rental surpassing 3 years must be registered in the foreigner’s name on the condo unit title contract.

The main precondition under the Condominium Act for the purchase of a freehold condo by a non-native (non citizen) in Thailand is that the full purchase price for the condominium unit (which may not be less that the appraised value) for the condo unit must have been remitted into Thailand in foreign currency (see current exchange rates Bank of Thailand). The handling bank in Thailand must transfer the amount of foreign currency into Thai baht and will issue a Foreign Exchange Transaction form for amount surpassing 20,000 USD or for lesser amounts a credit note and confirmation message of the transferred amounts on application. Without evidence of remittance of the full purchase price into Thailand in foreign currency the land department cannot register ownership in the foreigner’s name.
